The Greece Golden Visa: European Residency Through Property

One investment. Three generations. A foothold in Europe.
Greece runs a residence-by-investment programme open to non-EU and non-EEA citizens who buy qualifying real estate in the country. It is one of the few routes into European residency where the qualifying asset is something you own outright, can let, and can sell.
What makes it unusual is its reach. A single qualifying purchase covers not only you, but your spouse or partner, your unmarried children under 21, and your parents and parents-in-law. There is no obligation to relocate, no minimum stay, and no language requirement to hold the residency.
This evening is a plain walk through how it works, what qualifies, and where people get it wrong. Free to attend, no obligation, 25 seats.
Three qualifying routes
The threshold that applies to you depends on where the property is and what type of property it is. The differences are significant, and they are the single thing most worth understanding before you start looking.
€250,000
Available on eligible properties created through the conversion of commercial buildings into residential use, or the restoration and reconstruction of listed buildings. A narrower pool of stock, but by far the lowest entry point into the programme.
€400,000
Investment in a single qualifying property of at least 120 sq.m., subject to the applicable requirements for the location and property type.
€800,000
Applies to qualifying properties in Athens, Thessaloniki, and islands with more than 3,100 inhabitants — the highest-demand locations, subject to applicable requirements.
Thresholds and eligibility criteria are set by the Greek government and are subject to applicable requirements and to change. We will cover the current position as it stands on the night.
What the residency actually gives you
The programme is often described in headlines. These are the specific rights and limits worth knowing before you commit capital.
Visa-free travel across the Schengen Area
Residency in Greece carries the right to travel freely throughout the Schengen zone.
The right to live and study in Greece
For you and every family member included in the application.
No minimum stay requirement
You are not obliged to relocate or spend a set number of days in the country to hold the residency.
No Greek language requirement
There is no language test attached to the residency itself.
The property can be rented long term
Long-term letting is permitted. Short-term and Airbnb-style letting of the qualifying property is not.
A path towards citizenship
Eligibility to apply for Greek citizenship after seven years of permanent residence, subject to specific requirements.
Who is covered
A single qualifying investment extends to your immediate and extended family:
- Your spouse or partner
- Unmarried children under 21
- Your parents and your parents-in-law
The room itself
From 7:00pm the floor is open. We keep the presentation short because the more valuable part of an evening like this is usually the two hours after it.
Expect a curated group of investors, founders and business owners based in the UAE — people running real companies and deploying real capital. No badges-and-lanyards circuit, no pitch queue.
Wine and canapés are on us. There is no cost to attend and nothing to buy on the night.
How the process runs
Four stages, with an approximate processing time of six months from start to card in hand.
Select & reserve
Choose the qualifying property and sign the reservation agreement.
Pay in full & provide POA
Complete payment and sign a Power of Attorney so the transaction can be handled on your behalf.
Transfer & apply
Legal transfer of the property, the immigration application itself, apostilled documents, and issue of the White Paper.
Biometrics & card
Fingerprinting in Greece, followed by issue of the Golden Visa residence card.
Processing time: approximately six months, subject to the authorities and to your documentation being in order.
Where this puts you
Athens, Thessaloniki and the islands each carry different thresholds, different rental dynamics and very different resale markets. We will cover how they compare.
The evening
- 6:00pm
Welcome drinks & registration
Arrive, collect your badge and meet the room over a drink.
- 6:30pm
The Golden Visa routes — briefing
A short, direct presentation on the three qualifying investment thresholds, which properties actually qualify at each, who in your family is covered, and what the application really involves end to end.
- 7:00pm
Open networking, wine & canapés
The rest of the evening is yours — with our team and a room of fellow investors, founders and business owners.
Carriages at 9:30pm. Smart casual — there is no dress code to worry about.
25 places. Please register early.
We are keeping this evening small on purpose — a room where the conversation is worth having is a room where everyone can actually speak to everyone. Once the 25 places are taken we will close registration and start a waiting list.
