Why we are holding this evening now

For most of the last decade, buying London from the Gulf meant paying a premium for certainty. That has changed. A repriced market, a sterling exchange rate that works in favour of dirham-based buyers, and developers competing hard for committed purchasers have combined to open a window that did not exist three years ago.

Windows close. This evening exists to put the current position in front of you plainly — what is available, on what terms, and what it actually returns — so you can judge it for yourself rather than read about it after the fact.

The case for London

Four reasons global capital keeps returning to the same city — and why they apply with particular force to investors based here.

Your currency goes further

With the dirham pegged to the dollar, sterling’s level has a direct effect on what Gulf-based capital can buy in London. For many investors here, that is an advantage sitting on top of whatever incentive a developer is offering — and the two compound.

A jurisdiction that holds

Secure freehold title, a public land registry, an independent legal system and a deep resale market. It is the reason London has absorbed global capital through every cycle for a century — you can always see what you own, and you can always sell it.

Demand outruns supply

London continues to deliver far fewer new homes each year than it needs, while tenant demand stays firm. That gap is the foundation under both rental income and long-run capital values — and it is not closing quickly.

A hedge against concentration

Many portfolios built from Dubai are heavily weighted to one market, one currency and one cycle. London is none of those things. For investors already long the UAE, it is diversification rather than duplication.

What the briefing covers

Thirty minutes, no sales pitch, specific numbers. We go through the current position on discounts and yields directly — including the parts that are less flattering.

  • Where the discounts actually are right now — which schemes carry genuine incentives, and how to tell a real one from a repackaged asking price.
  • The yields those purchases are currently achieving, gross and net, once service charge, management and void periods are taken off.
  • How an overseas buyer structures a London purchase: ownership, financing available to non-residents, and the tax positions that matter.
  • What the numbers look like over a five- to ten-year hold, and the honest downside case as well as the upside.

Figures are presented on the night rather than published here — incentives and availability move week to week, and we would rather give you the position as it stands on 29 October than a number that has already expired.

From 7:00pm the floor is open. We keep the presentation deliberately short because the more valuable part of an evening like this is usually the two hours after it.

Expect a curated group of investors, founders and business owners based in the UAE — people running real companies and deploying real capital. No badges-and- lanyards circuit, no pitch queue.

Wine and canapés are on us. There is no cost to attend and nothing to buy on the night.
